East Tennessee land, development & investment property
I help builders and investors evaluate the deal before they commit — zoning, utilities, site constraints, rental potential, and the numbers behind it.
Most of my clients are evaluating more than a house
They're looking at acreage, a development site, a cabin investment, or a property with unanswered zoning and utility questions. I help work through those questions early, before they become expensive surprises.
That means pulling the certificate of occupancy before anyone gets attached to a bunk count, calling the planning office instead of guessing at a zoning designation, and finding out whether a parcel can actually get sewer — or needs a septic permit — while there's still time to walk away.
I work with builders, developers and private investors as well as buyers and sellers, and I stay involved past the closing table when a project runs into construction.

Three counties, and the rules change at every line. What a parcel can be used for — and what it can legally sleep — depends on which side of a city limit it sits on.
Have a property or project in mind?
Send me the address, the parcel number, or just the budget and what you're trying to build. I'll tell you what I'd want to check before you commit — and whether I think it pencils.
Thank you
That's with me. I'll get back to you within one business day — sooner if you texted.
